The Fundamental Difference
When you buy a condo in NYC, you own real property — a specific unit and a percentage of common areas. When you buy a co-op, you own shares in a corporation that owns the building. Your 'apartment' is actually a proprietary lease that comes with those shares.
This structural difference creates a cascade of practical implications for financing, approval, subletting, and resale.
Co-ops: Cheaper Price, More Restrictions
Co-ops typically sell for 10-20% less than equivalent condos. That price discount comes at a cost: board approval. Co-op boards can reject buyers for almost any reason, and they routinely require buyers to have liquid assets equal to 1-2 years of maintenance fees after closing.
Most co-ops also restrict subletting significantly — often requiring you to live in the unit for 1-3 years before renting it, and limiting sublet terms to 1-2 years total. If you need flexibility, a co-op is rarely the right choice.
Condos: More Flexible, Higher Price
Condos offer true ownership, easier financing (conventional and FHA loans are available), and far fewer restrictions on subletting and resale. They are the preferred choice for investors and buyers who may need to rent out their unit.
The downside is price: NYC condos command a significant premium. Common charges (the condo equivalent of maintenance) also tend to be higher because co-ops benefit from bulk purchasing and lower financing costs at the building level.
Monthly Costs Compared
Co-op maintenance fees include your share of the building's underlying mortgage, property taxes, staff salaries, and operating costs. They can be substantial — sometimes higher than equivalent condo common charges — but they are all-inclusive.
Condo owners pay common charges plus their own property tax bill separately. Make sure you are comparing apples to apples when evaluating monthly carrying costs.
Which Is Right for You?
Choose a co-op if: you plan to live there long-term, you have strong financials, you want a lower purchase price, and you value community stability over flexibility.
Choose a condo if: you might rent it out, you are financing with a non-conventional loan, you want a smoother purchase process, or you value the ability to resell without board approval.
